  • About Us
    Frank grew up in the San Francisco Bay Area, graduated from UC Berkeley (Business Administration) and then spent three years as an infantry officer in the U.S. Marine Corps. Frank then was selected through competitive process to attend law school through the Marine Corps. While still a Marine Officer, he attended UC Berkeley's Boalt Hall School of Law as a Captain. Lisa grew up in a Los Angeles suburb, graduated from Stanford University (English & Economics) and from Boalt Hall as well. We met at Boalt Hall, passed the California bar exam in the fall after graduation, and married shortly thereafter. Then Frank served as a trial attorney and as a Military Judge in the Marines, retiring from the Marine Corps as a Lieutenant Colonel. For three years Lisa practiced law -- business litigation -- and then she began an at-home career with our children.

    While Frank was serving our country in the Marine Corps, we moved quite often, usually every 2 or 3 years. Frank served at three different bases in California (Camp Pendleton twice, El Toro, and 29 Palms), in Virginia, and overseas twice, and we learned to be very good at relocating.

    Before Frank's retirement from the Marine Corps, we earned our California Real Estate Broker's licenses, with the idea that we might want to work in real estate "someday." As Frank's retirement neared, we decided to pursue careers in real estate with the goal of helping as many people as possible attain the American Dream of home ownership. After working in a small, family-owned brokerage and learning the business from the ground up, we started our own brokerage, Sand to Sea Properties, Inc. As REALTORS®, we have helped our clients purchase and sell homes and investment properties in southern California from the "Sand to the Sea": from the desert communities in the Morongo Basin and Coachella Valley; throughout the Inland Empire; to the ocean communities of Carlsbad, Oceanside, San Diego, and parts of Los Angeles. Needless to say, we spend a lot of time on the road!

  • What About The Size of Commissions?
    Almost all compensation a REALTOR® earns is in the form of commissions on the purchases or sales he or she closes. Commissions are negotiable, but they generally vary from 5 to 10 percent of the sales price, normally paid through escrow by the seller of the property to the brokers involved. This commission is split according to the listing agreement between the listing office and the selling office. The office then typically retains a portion of the commission, and the remainder goes to the agent who represented the buyer or seller. From these commissions, the REALTOR® pays for taxes, insurance, advertising, overhead, supplies, transportation, continuing education, and countless other costs associated with running a business.
